appearance of the area. All contrary to Policies

Reason
The Local Planning Authority considers the proposed
development fails to improve the character and quality of the
area. The design of the dwellings is
unacceptable by reason of the height, footprint, layout and
detailing of the proposed dwellings which will result in an overly
dominant and discordant housing scheme which fails to respect the
prevailing character of the area. To allow the
proposed dwellings would thus be contrary to Policy BE.2 (Design
Standards) of the Borough of Crewe and Nantwich Replacement Local
Plan 2011.

SECTION 106 AGREEMENT: LAND AT
WELSH ROW, NANTWICH FOR PERSIMMON HOMES LTD

The Committee considered the joint report of the Executive
Directors Legal Services and Environment and
Development.
The report sought authorisation from the Committee to vary a
Legal Agreement in relation to the provision of affordable housing
at Welsh Row, Nantwich. The effect of the
variation would be to increase from 80% to 100% the staircase limit
(the ability of the occupier to purchase increasingly larger
proportions of the dwelling) in order to meet the Housing
Corporations requirements in this
instance.
RESOLVED: That a variation
of the Legal Agreement outlined in the report be agreed to allow
Dane Partnership Homes Ltd and Dane Housing (Congleton) Ltd and
their respective successors in title and assigns to permit
occupiers of shared ownership units to staircase to 100% at this
site, namely land to the rear of Welsh Row, Nantwich and subject to
planning permission P04/0260. The shared
ownership units being specifically plots 36, 37, and 39 (three
bedroomed houses), plot 38 (two bedroomed house) and plots 54, 55
and 56 (two bedroomed
apartments).
