P06/0321
Residential Development for Ten Dwellings, Land to the rear of
215-223 Middlewich Street, Crewe for Ainsworth Homes
(Northern) Ltd
REFUSED:
Reason:
1.
The proposed development is unacceptable by reason that it is
considered an overdevelopment of the site and a sub-standard form
of development which fails to respect the existing pattern,
character and form of the surroundings. The
design of the development is uniform, inappropriate in its context
and fails to take the opportunities for improving the character and
quality of the area. As such, the proposal
compromises the quality of the local
environment. All contrary to Adopted Replacement
Local Plan Policies BE.2 (Design Standards), RES.2 (Unallocated
Housing Sites) and RES.3 (Housing Densities).
2.
The layout of the development is dominated by the car and
associated parking provision, all to the detriment of the
street-scene and character and appearance of the
development. The proposal is therefore contrary
to the requirements of Policies BE.2 (Design Standards) and BE.3
(Access and Parking) of the Adopted Replacement Local
Plan.

P06/0362 18m
Telecommunications Mast, Carls Yard, Stewart Street, Crewe for
Vodafone Limited
REFUSED:
Reasons:
1
The proposed development is unacceptable by reason of
its height, design and lack of adequate
screening.
2
The proposed installation would appear unduly
prominent, particularly from Victoria Avenue.
3
The mast would be taller and more bulky than existing street
lighting columns and telegraph poles in the vicinity of the site
and would fail to assimilate with these structures. This would
adversely affect the visual amenity of the area and would,
therefore, conflict with Policy NE.18 (Telecommunications
Development) of the Borough of Crewe and Nantwich Replacement Local
Plan 2011.
