Whether or not you need to apply for planning permission, there are other consents or approvals you may need to obtain before you can start work.

Does the development require approval under the Building Regulations?

Does the development involve land owned by the Borough Council, or is affected by covenants enforceable by the Council?

Does the development affect a Public Footpath, Bridle Path or other right of way?

Does the development involve a new highway, new access or alteration to an access?

Does the development involve the construction or use of a watercourse?

Is the land affected by any private covenants?
Contact your solicitor.
 
Does the development involve:
- work on an existing wall shared with another property
- building on the boundary with a neighbouring property
- excavating near a neighbouring building.
If so you must find out whether that work falls within the Party Wall Act 1996.   If it does you must notify all affected neighbours.   (An explanatory booklet is available from the Planning Help desk).
