Revised Affordable Housing Information sheet
The affordable housing we secure
through planning agreements provides a mixture of affordable homes
for rent and for shared ownership.
More about shared
ownership
If your income is not enough for
you to buy the type of property you need on the open market, shared
ownership helps you on to the property ladder by enabling you to
buy a share of a property that suits your housing needs. You
pay rent on the remaining share to a RSL.
You may be able to buy more
shares as your circumstances permit in the future. This is
sometimes called "staircasing". In some shared ownership schemes,
the final share of the property that you can buy may be limited to
below 100%. This means that these properties remain affordable for
the next buyer if you sell the property and move on.
Who
can buy shared ownership properties?
Shared
ownership is meant for people who cannot afford to buy a suitable
property at open market prices. You will need to be able to
pay for your share of the property (e.g. by a mortgage), and to pay
rent on the remaining share. If you apply for a shared ownership
property, the RSL will help you to work out if you can afford
this.
By providing affordable housing, the Council aims to enable
people to buy homes in the areas where they live and work, instead
of having to move away because they cannot afford to buy a suitable
home in their local area. Eligibility criteria are used
to make sure that people who live, work, or have family
responsibilities in the local area have priority when shared
ownership properties are offered for sale.
