Design and Layout
The rural nature of the site, with picturesque views across
rolling Cheshire countryside, opens up exciting opportunities for
imaginative design.
A feature is being made of the Valley Brook, which forms the
northern boundary of the Park, and many mature trees and hedgerows
have been retained as part of a comprehensive landscaping
scheme.
The aim is to conserve, enhance and accentuate existing
landscape features in order to create a high quality environment
and a diverse range of natural habitats for wildlife to accord with
the park's wildlife and conservation policies.
A similar high standard will be expected from developers. The
local authority does not intend to impose a particular style or
design on buildings, but will achieve unity and harmony through
careful control of building form, height, site layout and choice of
materials; the layout of sites should aim to follow the natural
contours of the land.
Density
The overall ratio of building to total site area win be about 25%.
This should eusure that buildings are encompassed within landscaped
spaces thereby maintaining an empathy for the rural surroundiugs
and simultaneously ensuring a high quality Business Park
environment.
Terms
Sites will be offered on a 125 year leases either with an
annual ground rental geared to the full rental value of completed
developments or with an initial capital premium and nominal annual
rental.
